New housing proposed in McComb

McCOMB — Construction of a mix of townhouses, apartments and single-family homes has been proposed on the southeast end of McComb. Mark Blass, owner and operator of Blass Construction and Remodeling, Cridersville, would like to begin construction by year-end on townhouses and start on the apartments by next spring. But he still needs McComb Village Council to approve the zoning allowing the development. Village Council gave a first reading to the zoning legislation on Monday. It is expected to give a second reading at its meeting Aug. 8, and then a final reading and vote on whether to approve the zoning on Aug. 22. The entire site of the proposed development is 48 acres. The plan calls for: • Twenty-five townhouses with each building having three rental units for a total of 75 rental units. Each unit would be 1,150 sq. ft. with two bedrooms on the second floor. The kitchen and living space would be on the first floor. Each unit would have 1½ bathrooms and a one-car garage. The townhouses would have ceramic tile, plank flooring, stainless steel appliances and a washer and dryer provided. The townhouses, or triplexes, would lease for $1,400 to $1,500 per month. • About 200 apartment units with rents ranging from $900 per month, for a one-bedroom unit, up to $1,800-$2,000 per month, for a three-bedroom unit. "None of this housing that's proposed is subsidized housing or income-based housing," Blass said. "This is all market rent. We intend some nice products. That's what we do in the Lima market." The apartments are planned to have a swimming pool, playground and clubhouse for gatherings. A new road will be built extending southwest from the apartments to Ohio 186. • Sixty single-family homes would be 1,500 and 1,700 square feet with three bedrooms, two bathrooms, plus a two-car garage. They would sell for $275,000 to $300,000, Blass said. Even if McComb Village Council approves the zoning allowing the development, each phase would have to receive site plan approval from McComb Planning Commission before construction could start. Completion of the entire development could take years.
